All across the country it has become very popular for garage condo developers to sell units as unfinished or unfinished shells. This is an easy way out for developers and avoids headaches for the seller for sure. Of course in many of these cases, the developer will offer build out packages or finish out packages that are incredibly expensive! We just elected to not follow that popular, easy path and instead build units that our buyers will appreciate from the day they get their keys! There is nothing wrong with this approach, it is just different from the one we believe in and we like to show the true cost of our garage Autominiums!
An unfinished shell has many meanings and vary by how much a buyer needs to be prepared to spend on just basic, not fancy finish out. All unfinished units or unfinished shells assume the buyer will be spending A LOT of money to get the garage unit even move in ready or useable. This can range from $10,000 if you are lucky to well above $100,000. Our Autominiums are FINISHED shells and need nothing execpt your fancy or not so fancy decorations and build out of the 2nd story as you like. These costs below of course don't include permitting issues, managing contractors and of course the time it takes to complete all this work - all time you can't use your garage condo. Here are some examples of BIG TICKET items buyers often get saddled with and are always shocked by the costs when buying a garage unit that isn't truly finished. All the items below are INCLUDED in our Autominium unit prices! Worth noting these costs normally cannot be financed either and assume the buyer is cash ready for these items! These costs are not anything fancy or elaborate:
* Biggest single complaint about garage condos across the US = poor ceiling height downstairs or upstairs (7,8,9 feet). Our 2nd stories are 14' off the ground level to park car lifts actually anywhere in your unit, not slammed against the front garage door or park RV's and race trailers and STILL have 10' ceiling upstairs = PRICELESS!
** It is very common for staircases to cut into 2nd floor area and developers do not deduct from the 2nd story square footage and you pay for this unuseable square footage of the cutout AND the unuseable space that is required at the top of the staircase for clearance. Our staircases are front mounted on the 2nd story leaving your 2nd story a true square footage amount and because we have high 2nd story floors this doesn't create unuseable space or require dead space at the top of a staircase.
