We don't sell shells that an owner has to spend upwards of 50k-100k almost immediately to have a functioning space! Shop around and compare, nobody is building units like ours and at our price point, not even close and in some cases even in Austin, they are nearly twice the price! All buildings:
- 23' garage door wall over 30' tall roof peak with engineered full steel 2nd story installed to expand your space.
- Steel powder coated diamond plate, enclosed tread and riser stair case, with stainless steel cable hand rail system, 16' tall with (2) landings, connected to the front of your 2nd story to avoid robbing space upstairs with a floor cutout.
- Full structurally engineered concrete foundations to support 2nd story, car lifts etc.
- 2nd stories pre-built in all units, 14’ off ground to accommodate car lifts anywhere underneath the 2nd story and RV/trailer parking under as well - the only complex in the US offering this. Others = 7 foot or 8 foot ceilings either downstairs or upstairs or both.
- Fire protected with sprinkler systems and 1 hour fire rated walls between units.
- Upstairs ceiling height minimum 9’+ rising at back of the unit to at least 12'6+".
- Basic stubbed water and sewer, utility sink installed standard. Rough in for planned baths available per your location or drawing.
- Individual power panel, 150 amp panel per unit, 3 phase power.

- (2) thermal, double pane, argon gas, low E soft coated, reflective glass, matte black, double sides grille windows installed per unit standard. 4x4 and 2' x width of your garage door.
- 3'x8' powder coated, full thermal door with (5) panes of glass, double pane, argon gas, low E soft coated glass with 6' vertical handle and a fingerprint, coded and app controlled lock system. NOT a cheapo warehouse door :)
- AC/heat unit, 60,00 BTU condenser with 42,000 BTU total (2 mini split units installed) with ability to expand to another 18,000 BTU later. App controlled.
- Insulation: R43 Insulation roof, R30 exteror walls and R19 between units - beyond standard or required is standard here.
- Ample 120v receptacles - 18 installed including (2) USB outlets and (2) WIFI/Alexa enabled outlets with app control. Outlets upstairs and downstairs.
- App controlled light switches.
- LED overhead lighting, app controlled, CCT and wattage adjustable with motion sensor/auto timer shutoff.
- Pre-wired for ceiling fans or big ass type fans.
- Solid 2nd story floor, high end flooring installed - not plywood like other complexes.
- 2nd story black, stainless steel powder coated, cable railing system for stairs and 2nd story balcony.
- Outdoor long (6') light between entry doors, color changeable with photo cell.
